Roughly 79 percent solids, with 3M ceramic microspheres in the mix. Elastomeric, meaning it expands and contracts with the wall through the season. Grafton is really two towns overlaid on the same ZIP. Around 1,656 housing units in 53024 were built before 1950, and 526 predate 1940. On the other side of the split, about 56 percent of the housing here went up after 1970, and 2,762 units date from 2020 or later. The Village of Grafton nearly doubled in area, from 2.8 square miles in 1985 to 5.06 square miles by 2010, and grew from 1,489 residents in 1950 to over 11,000 by 2010. I-43’s construction in the 1960s drove most of that growth.
The Milwaukee River runs through the middle of the village. Bridge Street is the downtown corridor. Lime Kiln Park sits downstream, on ground where lime production ran from 1846 into the 1920s. Homes in this part of Grafton typically carry several layers of old paint, wood siding and trim that has moved for decades, and prep that takes real time. Pre-1978 lead considerations often apply. The coating conversation here is about preparation and restoration, and it is where jobs go wrong when a crew treats an 1890s frame home like a new build. If you find soft trim during scoping, the honest path is wood rot found during prep before anything gets coated.
Homes of this era commonly have vinyl, engineered wood or fiber cement exteriors. What we see most: fading, uneven color, chalking on older aluminum trim, and fiber cement absorbing water at cut edges. These homes usually need less restoration and more of an honest conversation about whether repainting a 20-year-old exterior is worth it versus coating it once.
Both halves sit under the same sky. Southeast Wisconsin averages roughly 48 inches of snow a year and crosses the freezing point repeatedly between November and March (NOAA NCEI 1991 to 2020 normals, Milwaukee area station). Common on homes from the 1950s to 1970s. Paint will not bond to it without a full wash and the right prep. The bond line fails on the chalk layer, usually inside three years.
Older downtown-area homes. Multiple failed paint layers riding on top of each other. Needs scraping and feathering back to sound material.
Repaired or replaced before anything gets coated. You cannot coat rot.

Roughly 1,656 homes in ZIP 53024 predate 1950 and about 526 predate 1940, which puts them squarely inside the pre-1978 lead-safe window. Wisconsin’s Lead-Safe Renovation Rule (Wis. Admin. Code ch. DHS 163) applies to paint-disturbing work on homes built before 1978, and Wisconsin DHS is authorized by the US EPA to administer the federal RRP program in the state.
